This extraordinary three-bedroom house, located on one of the finest Georgian streets in Barnsbury, has been restored with love, respect and dedication by the current owners. The result is a home of rare heritage that effortlessly embodies elegance and charm. Ripplevale Grove is found in the heart of Barnsbury and has justifiably become one of the most coveted streets in the area. The road is one way from both ends which means that it is peaceful at all times of day, yet perfectly positioned for stress-free access to the Angel, Upper Street, Kings Cross and beyond.Brickworks Says:This is a very special house indeed. Meticulously restored over a period of years, the current owners have remained sensitive to the history and integrity of the building and where possible have lovingly restored or re-instated original features. It is a true labour of love (and talent), yet refreshingly it hasn’t been over-restored or over-personalised either. A calming neutrality is brought to the house by the gorgeous decor. The quality and authenticity of materials used re-affirms a sense of period charm. Modern touches have been introduced too; most notably in the bathroom to great success and effect. And the secluded, walled garden is just perfect for summer dining! We really can’t say enough good things about this home, so we leave it up for you to discover the rest. The Owners Say:Ripplevale Grove is the prettiest of streets with a birdsong quiet in the heart of London. All our aspirations are embodied here: A yearning to live in a Georgian house, a long held dream fulfilled, it’s beauty restored - we hand over a home of peace and calm. We adore the country cottage kitchen, tranquil drawing rooms, startlingly bright sunlit bedroom, and rustic sensual bathroom. And the throne room is a favourite space to be alone in. Host lavish dinners in the handsome dining room and summer tea parties in the walled garden. Or go out for brunch at Sunday, dine at The Draper’s Arms, try The Albion pub at the top of the street, drink beer with the locals and eat Sunday roast at The Crown, or feast on rare steak at The Pig and Butcher.Points To Consider:The owners have secured planning permission to significantly increase the size of the property, on multiple floors, including the kitchen, bathrooms and loft. Permissions and architect drawings, commissioned by the owners, can be provided on request. The third bedroom is found on the lower ground floor. This is a multifunctional space which is currently set up as a formal dining room but would be equally brilliant as a den for kids, spare room, home office, or flexible space. There is also a large coal storage space, with lovely arched ceilings. These could be adapted to provide a large amount of extra storage. Transport links are excellent with various options available, including Angel tube (Northern Line Zone 1) which you can walk to in 10 mins or less; Caledonian Road & Barnsbury Overground (Zone 2) which is just over half a mile on foot, or Highbury Corner of course, for access to the brilliant Victoria Line. All provide excellent links to Central London. Plus, Kings Cross & St Pancras are just over a mile away. The property is a ‘locally listed building’ by Islington Council as part of the Barnsbury conservation area. For more information, please see the Islington council website. Ripplevale Grove retains it’s bohemian spirit: From the welcome party held for every new neighbour, to the annual Ripplevale Women’s Supper. This is a street of genuine community camaraderie.Brickworks Loves:Sunday: A local institution. Open from dawn to dusk, this fabulous cafe just around the corner serves up ridiculously delicious food to all and sundry any day of the week. Supine queues form (on Sunday itself) round the block, proving just how popular and yummy it is! The Pig and Butcher: There are loads of brilliant pubs nearby, but this is probably our favourite. With impeccably sourced produce and a fantastic kitchen, the food they knock out is top-notch. And as the name suggests, meat-lovers are particularly well catered for. The Gate: In contrast to the above, one of the first dedicated vegetarian and vegan restaurants in the UK, The Gate has always had a good reputation. Drawing on the rich culinary heritage of the owners, they consistently challenge peoples’ expectations of how downright delicious vegetarian food can be. Thornhill Square: One of the most special things about the area is the numerous small parks and squares. They are an integral part of Barnsbury's flavour and heritage and a huge part of the appeal. Thornhill Square, a hop and skip away, is simply picture perfect in the Spring, and it offers a welcome focal point on the morning run, or a handy spot to let the dog off the lead. There is also a small children’s play area too. Granary Square: With the investment pouring into Kings Cross, the area has changed radically over recent years. Granary Square, only a short stroll down the banks of Regents Canal, has become a cultural beacon and is a real testament to that improvement, housing the fantastic, new University of the Arts building, as well as numerous fabulous shops and eateries. The Legal StuffWhilst we endeavour to maintain accurate photographs, floor plans and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection.
