At approximately 1470 square feet, inclusive of a generous cellar, find this three bed, double-bay fronted Victorian terrace in the desirable Hatcham Conservation Area, close to Haberdashers’ Aske’s Hatcham Temple Grove Primary School (Ofsted rated ‘Outstanding’). Outside space? A lovely, private garden is well-established and some 36ft. Parking? Is unrestricted on the street. Freehold. Your nearest stations (walk 10-12 minutes) are New Cross Gate and Queen's Road Peckham. Both are zone 2 and on the London Overground network. Or take a short bus ride to Elephant & Castle and beyond. This is a little-known but well-connected locale. A brief history of the area: From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house ('Hatcham Park’) was demolished circa 1840, terraced homes were permitted to be built to strict specifications. Reputedly saved from demolition in the seventies, Hatcham Conservation Area was designated by Lewisham Council in 1990. Open your front door to a bright hall. Off to your left is a large through/double reception (22ft) with a large bay window plus window to the side return. It's a particularly bright room owing to the almost-south orientation. The door to the big basement and a handy downstairs w.C. Are reached next, while the large, double-aspect kitchen/diner – stretching to 20ft – sits at the rear of the house, with white fitted kitchen (with plenty of counter and cupboard space), and a natural casual dining area set before a large bay window. A back door delivers you to the garden which is laid to lawn, with mature and well-stocked borders. Upstairs, the master bedroom takes the width of the terrace at an impressive 15ft by 11ft. Find original alcove cupboards and an attractive fireplace here, plus a large bay window to pretty street views, and an additional single window. Two further and generous bedrooms come in at 11ft by almost 10ft, and a family bathroom sits between the two with both bath and shower. Functioning fine but due an update; this room would make a great first project once-in. New Cross offers up loads of trendy pubs and eateries, including The Rose Inn (fabulous pizza menu plus top roasts on Sundays), The New Cross House, The Telegraph at the Earl of Derby, The Amersham Arms and The London Particular cafe, with lp bar next door. Of the weekend, Deptford, Greenwich (both have great markets) and Peckham Rye are all close. Surrey Docks Farm is well worth your spare time, too. Grab your fresh loaf from Blackbird Bakery by qrp station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, Bambuni deli and Soper’s wet fish shop are also good recommendations. For the regular ‘big shop’, the big Sainsbury's by New Cross Gate station will serve you well, or it's a short drive to large Tesco stores on Old Kent Road or Surrey Quays, or Asda or Aldi. Your most local primary schools are Haberdashers' Aske's Hatcham Temple Grove (a feeder school for the highly-regarded local ha secondary school), Kender, and Edmund Waller. All have good nurseries too, from 3 years.
