Some homes steal your heart at the front door. This one’s a winner before you’re even on the tessellated-tiled front path. What a location. Both well-connected and surprisingly quiet. The top end of your street rolls into Wandsworth Common, and at the foot, bump into Battersea’s buzzing Northcote Road. The house itself is a tall, Victorian, four bed townhouse, over four floors, covering over 2000 square feet. The top floor is an artful addition taking full advantage of exceptional views south and north. Clapham Common is also close by, as is Clapham Junction station (zone 2) for mainline and London Overground trains. South-facing garden. Freehold. A neat, hedged patio area and a panelled Victorian front door are an appropriate welcome, complete with bike rack. Your reception room is to the right of the hall, with a generous bay window, pale carpets, and a (working) period fireplace with cast iron insert and marble surround. The chimney is lined. High ceilings? Of course. Adjacent is a formal dining room which the current owners enjoy as a music, hobby and study room. Two large skylight windows sit over your desk space. It’s worth noting that the two reception rooms were originally opened-up and could easily be restored to a double-reception should that suit your needs better. The huge kitchen/diner is accessed off the hall. The kitchen area of which is 18ft long and features recessed lighting, tasteful fitted wall and base units, and on-trend open-shelving. A pretty casement window plus two windows either side offer glorious garden views south. The dining area/breakfast room sits off the kitchen (it's open-plan by design not compromise) and glazed French doors open out here to the garden, which is a respectable 24ft in length, low-maintenance, well-established, and private. Exercise green fingers here where resident flora includes a camellia, buddleia, hydrangea, weeping cotoneaster, a heavenly bamboo and fruit, too – loganberry, tayberry and a mature Cox’s apple tree. Take the stairs to the first floor. The master bedroom, with more sash windows, is the width of the house (an impressive 17ft, by 13ft). Deep alcove wardrobes are very welcome in here, and the ceilings remain impressively high. Behind this room, accessed from the hall, is a very large family bathroom (once a bedroom; you could convert it back should you prefer five bedrooms and not require a bathroom on this level). An independent utility room with w.C. Completes the floor, freeing the ground floor from the noisy business of washing. The second floor offers a guest or family-friendly layout with a double and single bedroom, a modern, windowed, white bathroom, and a large lobby area for study or similar. The final floor is reached via noteworthy oak stairs, and is a huge and double-aspect master-suite, with en-suite shower room (which is lit with a skylight window). The views from up here are fantastic and far-reaching. You can see right over to Crystal Palace at the back, and right down to the London Eye at the front. Sunsets and New Year fireworks are spectacular. The house works really well in its current configuration and would suit a family, or couple who like to entertain and spoil their visitors. There is also extension potential at first floor level, in addition to the option to open up the living space downstairs (with relevant pp), should you fancy a project once-in. Clapham Junction is just over half a mile away (10-15 mins on foot). Wandsworth Common and Clapham South stations are just a little further. Northcote Road is your closest high street area for casual and formal dining, drinks, thriving market and foodie shops, plus Northcote Road Antiques Market. Battersea Rise and central Clapham and Wandsworth are also close for more options. Small ones? You’re in a super spot for schools here, with Belleville, The Dolphin School, Honeywell, Northcote Lodge, Emmanuel, Thomas’s London Day School and a number of great nurseries, all within a brief stroll.
